JOB DESCRIPTION MAINTENANCE WORKER
JOB TITLE: Maintenance Worker
SUPERVISOR: Owner; Office Manager; Maintenance
Manager
JOB SUMMARY:
To maintain and keep in orderly operating condition the grounds,
hot tubs and other basic interior and exterior functions of rental
homes and office.
DUTIES AND RESPONSIBILITIES:
1. Maintain exterior grounds of rental homes and office including
but not limited to: sweeping decks, removing cobwebs, cleaning
deck furniture, cleaning gutters, emptying and cleaning ashtrays,
raking grounds, removing fallen yard debris, trimming and pruning
shrubs and trees, picking up garbage in yard, hauling garbage
to office from houses that attract bears, repairing deck furniture,
removing snow and cutting steps to front doors, splitting and
stacking firewood.
2. Maintain hot tub chemistry and equipment.
3. Minor maintenance and repairs of other areas of home as directed
by supervisor.
4. Maintain equipment and supplies used to perform job.
5. Inform supervisor when maintenance or hot tub supplies are
low.
6. Perform errands and special projects as requested by supervisor.
7. Observe established policies and procedures.
8. Perform other job duties including but not limited to office
and interior home maintenance or other property management functions
as needed and requested by supervisor.
INTER-RELATIONSHIPS
Contact with all levels of personnel within company, temporary
help, owners, clients, customers, vacation rental guests, tenants,
vendors and contractors.
WORKING CONDITIONS
1. Part-time to full-time varying seasonally and to cover other
employee vacations or time off.
2. Requires some weekends, holidays and occasional evenings.
3. Requires some travel for professional seminars and trade shows.
(Generally in the Portland metro area, 1 - 2 times a year.)
4. Requires use of personal car to perform some job duties including
travel to Government Camp.
SKILLS AND EDUCATIONAL REQUIREMENTS:
1. Ability to communicate effectively both verbally and in writing.
Possess basic math skills.
2. Ability to perform a variety of tasks often on short notice.
3. Ability to handle a fast-paced, varied and busy work environment.
4. Ability to work alone and to be self-motivated and organized.
5. Ability to lift 40 pounds.
6. Positive teamwork attitude.

1. All company information including but not limited to records,
data, procedures and operations as well as any information, data
and records pertaining to temporary help, owners, clients, customers,
vacation rental guests, tenants, vendors, contractors and all
employees will be kept strictly confidential during the entire
period of employment as well as after termination of employment.
2. The highest standards of accuracy will be maintained in all
data recorded and work performed.
3. Conformance to the rules and regulations of property management
as set forth by Oregon Residential Landlord/Tenant Statutes and
Federal Fair Housing Laws.
4. All temporary help, owners, clients, customers, vacation rental
guests, tenants, vendors and contractors and any other person
contacted on the telephone or in person will be treated in a
friendly, personable and professional manner.
5. Neat and well-maintained attire, hair and appearance to be
maintained at all times. Uniform and dress code in accordance
with personnel policies to be maintained at all times.
